In 2019, Convergentz embarked on a groundbreaking two-year project with Brookfield Properties and HMA Consulting to modernize the Building Management and Control System (BMCS) across three premier properties in downtown Houston. This initiative significantly enhanced indoor environmental quality, reduced operational costs, and optimized equipment performance—all while providing seamless remote access for the building owner.
A High-Tech Transformation
The existing BMCS consisted of a mix of legacy digital and pneumatic controls. Our solution took a holistic modernization approach, upgrading the outdated system to a state-of-the-art, user-friendly platform tailored to the needs of Brookfield’s downtown tenants.
A key requirement was the implementation of a dedicated BMCS fiber network, ensuring a secure, high-speed connection across all properties. This innovative infrastructure now allows instantaneous remote access to building data from anywhere, providing Brookfield with superior operational control and efficiency.
4 Houston Center: Overcoming Challenges & Delivering Excellence
One of the three buildings, 4 Houston Center, is a 985,000 sq. ft. mixed-use property in the heart of downtown. With commercial office spaces, an integrated shopping mall, and a variety of dining options, this high-profile facility required a sophisticated, scalable BMCS solution.
During the project, COVID-19 introduced unexpected challenges, forcing us to adapt communication strategies and enhance coordination with building personnel. Despite these obstacles, Convergentz successfully delivered the project on time, within budget, and with minimal disruption.
Today, the BMCS at 4 Houston Center stands as a top-tier, fully integrated system, designed for scalability and future expansion—a testament to our commitment to innovation, resilience, and customer satisfaction.
