In 2019, Convergentz won an impressive two-year project with Brookfield Properties and HMA Consulting to modernize the building management and control system (BMCS) at three different properties in downtown Houston.  The key results were a better indoor environment, lower operational costs, and improved equipment performance that was easy to use remotely for the building owner. The existing BMCS was a combination of legacy digital and pneumatic controls. Our solution included a holistic approach of modernization of the old system to a very high tech system that is easy to use for their tenants in downtown Houston. One of the unique features the owner wanted was a dedicated BMCS fiber network.  They sought a secure fiber network solution that would allow access to all of their buildings from any location instantaneously. 

One of the three buildings is 4 Houston Center that is 985,000 sq/ft. This impressive building is in the heart of downtown Houston. It’s a unique mixed-use property consisting of commercial office space with a mall integrated into the overall building floorplan that offers both shopping and numerous dining options. The project faced many challenges during the life of the project that we had not anticipated due to COVID-19. How we dealt with the pandemic made us a better BMCS contractor. We had to change how we communicated with all the building personnel, both internally and externally. Convergentz managed to meet the customer expectations and complete this portion of the project on-time, within budget, and without any significant disruptions. The BMCS at 4 Houston Center is now a top-tier, fully integrated system entirely scalable for future expansion.
