Convergentz is leading a multi-phase Building Automation System (BAS) retrofit across three fully occupied facilities at American National Insurance Co., including two office buildings and a critical 5-story data center. These upgrades are designed to deliver greater efficiency, system integration, and long-term operational control—without disruption to daily operations.
Project Overview
Office Buildings – Marina Plaza & Adjacent Tower
Modernization of two 5-story office buildings featuring:
- 17 Air Handling Units (AHUs), including Outside Air Units
- 232 Trane Varitrane Fan Powered Boxes & 16 Fan Coil Units (FCUs)
- Central utility plant upgrades with Carrier and York chillers
- ABB and Johnson Controls VFDs on pumps and AHUs
- Power metering, water treatment, and lighting control integration
- Full Distech Controls integration
- Web-based remote access via Niagara 4 (N4) JACE & virtual servers
- Custom sequences of operation for chilled water, condensing water, and air systems
Data Center Modernization
Retrofit of a live, 5-story data center with mission-critical systems:
- Penthouse central plant with 3 air-cooled chillers
- 8 AHUs, 1 Heat Recovery Unit (HRU), 6 FCUs
- 55 underfloor fan-powered boxes and 42 underfloor diffuser zones
- Integrated Liebert system, generator monitoring, fire/life safety, and domestic water systems
- Seamless BAS access through Niagara 4 and custom Convergentz-developed control strategies
