Building Retro-Fits

Three fully occupied buildings of American National Insurance Co. (located in League City, TX on South Shore Blvd.) are being retro-fitted and upgraded with all new BAS controls and integrations, 2 office buildings, and 1 (fully functioning) data center.

Marina 1 Building (pictured above)

10 - AHU’s (8 VAV AHU’s & 2 Outside Air Handling Units), 108 Fan Powered Boxes (Trane Varitrane Parallel Boxes), Central Utility Plant (Chilled Water and Condensing Water Systems). Complete retro-fit and upgrade of the BAS system in the fully occupied office building. Full integration into the chillers (2 – York Chillers), ABB VFD’s (Condensing Water and Chilled Water Pumps), Johnson Controls V-Series VFDs (AHU’s), Power Metering, and a Water Treatment system. All controls upgraded to Distech series controllers for Fan Powered boxes, AHU’s, chilled water plant, condensing water plant, exhaust fan systems, and sump pump monitoring. Utilizing the Web base service of a JACE utilizing N4 for the buildings administrator to connect to the Virtual Server built by Convergentz engineers for the project. All sequences for the chilled water system, the condensing water system, the fan powered boxes, and the air handling units written by Convergentz and approved through Stantech.

Data Center (pictured below)

Fully functioning 5 story Data Center. Retro-fitted the Central Plant in the penthouse consisting of 3 air cooled chillers. 8 AHU’s, 1 HRU, 6 FCU’s, 55 under floor fan powered boxes, 42 under floor diffuser zones, lighting control system integration on each floor, integration into the Lieberts used for data room cooling, Generator Integrations to provide Generator data on the BAS, fire pump system integration, domestic water system and storage tank monitoring. All controllers being replaced with Distech controllers for AHU’s, Central Plant, under floor fan powered boxes, and FCU’s.  Utilizing the Web base service of a JACE utilizing N4 for the buildings administrator to connect to the Virtual Server built by Convergentz engineers for the project. All sequence of operations provided by Stantech to implement as the controls strategy for the building.

7 AHUs (5 VAV AHU’s & 2 Outside Air Handling Units). 124 Fan Powered Boxes (Trane Varitrane Parallel Boxes), 8 FCU’s, Central Utility Plant (Chilled Water and Condensing Water Systems). Fully occupied 5 story office building. Complete integration into Chillers (2 Carrier), ABB VFD’s (Condensing Water and Chilled Water Pumps), Johnson Controls V-Series VFDs (AHU’s), Power Metering, and a Water Treatment system. All controls upgraded to Distech series controllers for Fan Powered boxes, AHU’s, chilled water plant, condensing water plant, exhaust fan systems, and sump pump monitoring. Utilizing the Web base service of a JACE utilizing N4 for the buildings administrator to connect to the Virtual Server built by Convergentz engineers for the project. All sequences for the chilled water system, the condensing water system, the fan powered boxes, and the air handling units written by Convergentz and approved through Stantech.
