Because of our strong relationship with MM Properties, Convergentz was selected to retrofit this Class A building in downtown Houston. The owner required an open system, and much of the work was carefully executed after hours to avoid disrupting building occupants.
This project presented unique challenges, including tiered floor levels, a rooftop cooling tower, and a basement chiller. Convergentz rose to the challenge—delivering a retrofit that improved performance and reduced energy consumption by nearly 15%.
Key upgrades included:
- Transition from pneumatic to digital controls
- Installation of new VFDs
- Replacement of motors with inverter duty types for maximum efficiency
- Implementation of optimized programming, improving tenant comfort and reducing complaints
- Deployment of an open protocol BACnet system
- Integration of Niagara Tridium with Honeywell unit controls
The result: a smarter, more efficient, and more comfortable building environment.
