HVAC & Control Systems Upgrade

Fulbright Tower, formerly known as 3 Houston Center, is a 52-story Class A office skyscraper located in the downtown Houston Center complex. Spanning 1,247,061 square feet, this landmark underwent a complete retrofit of its legacy JCI Building Automation System (BAS), completed in 2017.

Project Highlights:
  • Upgraded controls for 100+ multi-zone AHUs and 600+ associated zones
  • Integrated existing DDC plant controls for enhanced building performance
  • Installed new lighting relays and controls for improved energy efficiency
  • Implemented tenant services and billing software, HVAC energy and trending tools, and a customizable building dashboard for real-time monitoring
  • Deployed a 4-strand multimode 50-micron fiber optic network with six Layer 3 switches to support high-speed data communication
  • Enhanced infrastructure to support ancillary tenant IT and business needs
  • Designed as an open-protocol network, securely accessible remotely via the internet

 

This modernization project has transformed Fulbright Tower into a cutting-edge, energy-efficient, and tenant-friendly high-rise, ensuring long-term operational efficiency and smart building capabilities.
