HVAC & Control Systems Upgrade

Located in the heart of downtown 3 Houston Center (1301 McKinney) is a 52-story Class A office building encompassing over 1.2 million square feet. As part of the Houston Center complex, the tower underwent a comprehensive modernization of its legacy Johnson Controls Building Automation System (BAS), completed in 2017.

Project Scope & Highlights:
  • Fully upgraded controls for 100+ multi-zone air handling units (AHUs) and 600+ individual zones
  • Integrated existing direct digital control (DDC) plant systems to optimize building-wide performance
  • Installed advanced lighting relays and control systems to boost energy efficiency
  • Rolled out tenant services and billing software, along with HVAC energy monitoring, trending tools, and a customizable real-time building dashboard
  • Deployed a robust 4-strand multimode 50-micron fiber optic network supported by six Layer 3 switches for high-speed data communication
  • Improved building infrastructure to support tenant IT systems and business operations
  • Designed with an open-protocol network architecture, remotely and securely accessible via the internet

This retrofit project transformed 3 Houston Center into a modern, energy-efficient, and technology-forward facility—enhancing operational performance, reducing energy consumption, and elevating the tenant experience.
